ANNUAL MEETING
Your Annual Meeting will be held on Sunday, January 29 at 1:00 p.m. at the Vista Grande Community Center.
This year, five Board positions are open for election. The meeting packet has been mailed to you. A proxy ballot is included. It is important that you return your completed proxy ballot if you cannot attend the meeting. This will be a great opportunity to get together with neighbors and learn more about SPCE issues. We hope to see you there! 
The 2012 Budget has been posted in Community Information on the Financials page for your review prior to the Annual Meeting. 

Winter Roads and Driving on Ice 
San Pedro Creek's roads are maintained by us, not by the state. Roads are plowed after about 4" of snow has accumulated.  In the event of a storm the best choice is to stay home, but if you must drive, be prepared. These web sites offer tips on winter driving.

Essential Fire Preparedness

Dave Bervin, Sandoval County's Emergency Manager, spoke at the November Board Meeting. Dave was very involved in this summer's Las Conchas fire. He commented that sadly, many homes were not on the Code Red reverse 911 calling system and therefore did not receive important notifications; homes were lost. Dave advises all residents to register with Sandoval County Code Red to receive notification in the event of an emergency.
Recent precipitation was not nearly enough to compensate for the summer's drought. Please advise any workers on your property that not only is smoking on your property prohibited, but throwing butts out of vehicle windows presents an extreme danger of setting a fire.

 

You should always have a "fire kit" of your most precious belongings and important papers packed and ready to go, as well as providing for pets.


Defensible Space is the other principle Dave Bervin could not emphasize enouth.
In the event of a wildfire, having defensible space around your home will reduce the risk of losing it. Ciudad Soil and Water Conservation District offers a valuable program by which you can have your home evaluated and, should you decide to do so, have dense trees thinned out around your home. Ciudad SWCD pays 50% of the cost. Many residents of SPCE and Paako have taken advantage of this program.

Don't just stay unhappy about services received from Sandoval County—call your representatives.

At election time, be aware of all bond issues—they can cost you money. Check the League of Women Voters for Sandoval County and New Mexico bond issues and candidate information.


Please VOTE on CCR amendments
It should be a no-brainer. A total of 285 votes in favor are needed to pass each of these amendments to our CCRs. A majority of those who have voted have been in favor, but their community spirit will be wasted without the interest and participation of many many more owners to make a quorum.

  • One is to correct a typo in the original CCRs: change the referenced Section in Article 8 Architectural Control Committee, Section 8.02 (a) from 1.9 Fiscal Year to 1.11 Improvements
  • Two is to make the length of time to build a home in the CCRs (6 months) agree with the Design Guidelines (12 months)
  • Three is to delete an architectural style )Spanish Colonial) from the CCRs (please refer to the photos at the end of the 2011 Design Guidelines)
  • Four is to allow electronic delivery of documents for those owners who agree to this method
